Definitely! The professional video tour is so much better. For one, it's usually more stabled, the environment & lighting is more controlled. Often, either music or voice over can be added on the video tour for added emotional appeal. A professional video aim to impress general potential buyers. However, user generated video is more practical and specific to the particular buyers. In the case that I'm working on currently, there are specific aspect of the house that the buyers are looking for, so, eventhough the overall quality of the video is substandard, it is useful for the buyers themselves. It's the same idea as professional floorplan. I generally included a professionally measured floorplan for a listing, but I also welcome buyers to make their own measurement for their specific piece of furniture or artwork.
In summary, I think as a professional realtor, we are here to do our very best to market and showcase a property as best as we can. I also encourage buyers to make their own video and measurement to ensure they are comfortable with the property specific to their own needs.
With regards to new marketing technologies, I have come across 3D floor-plan, virtual staging with floor-plan, video fly-views, drone videos etc. It's really quite impressive now.
