I have been meaning to share how we at the Bettina Reid Group run our Open Houses.
It has always been our practice, especially when we ran Open Houses on our own, to only allow 1 group of people through at a time. In this crazy market that we are in it has become even more important for us to continue running our open houses in this manner.
We like to give each group of people coming to our open house, their own private tour. We will place a sign on the door letting other potential buyers know that we will be with them shortly. Then we can devote our time to showcasing our clients home and answer any questions you might have about the property. This has always been our team's practice. I started the team back in 2010 so for 6 years now this is how we have run things. This is nothing new to us.
In this crazy market where we can have up to a 100 people or more coming through one of our open houses. Our practice of private showings has become that much more important. We are doing our best to run the majority of our open houses with a minimum of 2 of us but as many as 4 which can include a greeter to let people know why we are only allowing 1 group per agent thru the home.
We feel it is important not only for our own safety but the safety of our clients home to only allow a few people in at any given time. We want our clients to know that we don't just let people wander their home unescorted.
This blog post was prompted after what transpired at our Open house today and because of recent events in Surrey where a fellow realtor was assaulted. I felt it was important that I posted this now...hopefully for people to respect how we are running our Open houses.
Today I had a small group of people lie to get into the home, totally disregarding our practices. It was actually 3 groups of 2, that decided to commiserate and say they were all family to get in...then dispersed throughout the home. This made me very upset and uncomfortable and I should have gone with my instincts and thrown them all out...but I did not. I did however express that I was upset with what they had done. As one group laughed and giggled saying to another "Oh I guess you are done we will meet you in the car." They proceeded to tell me that they were angry and frustrated with me because they have never seen an open house run this way and didn't like waiting. These people were rude, having no regard for anyone but themselves. One of the many reasons my clients have hired my team and I to sell their home is to protect their home and their belongings and they aren't comfortable with what they are seeing in many other Open Houses where there are many people milling through. Many have asked if I will follow this practice with their home and that is when I explain how we run our Open Houses.
I am not knocking other realtors by any means. Most don't know any better and do not have the resources as I do with such an amazing and dedicated team. This is how we have always run our Open Houses why would we change now? Typically an Open house is for my buyer specialists to gain leads, they are helping out at these open houses and 9 times out of 10 they are showing the home on behalf of another realtor that has not been able to come with their buyers. Which we encourage if fellow realtors cannot make it, in order to give our clients home that much more exposure.
In the past few months, we have upset a number of people who do not like our practices.
I had one woman storm out of the house angry that we would not allow her to go thru on her own and refusing to sign in. If you are working with a realtor all we want to know is your name and who your realtor is. If you are not, then yes we do ask you to sign in as a courtesy to us and to our Sellers. But if you ask us not to contact you after the Open, we won't, it is as simple as that. We get that people are asked to sign in at many open houses, but we have never been pushy sales people and don't plan on starting now.
The weekend before last, 2 women were appalled that they had to wait outside in the gorgeous sunshine while I took buyers through the home. Even more upset when I asked if there were any realtors outside waiting with their clients, as we will let another fellow realtor in...as they will be escorting their clients through the home. Giving us opportunity to take another set of buyers through. We always explain why we are doing what we are doing and we always thank everyone for their patience. Thankfully the majority have thanked us in return for giving them the opportunity to look thru the home without feeling rushed or cramped with lots of people. Most understand and after the events of last weekend our clients and more importantly our families are even more concerned for our safety when we run an Open house.
I ask you to remember the next time you enter an Open House that we all deserve respect.
Both ways, we are going to respect you by giving you a private tour and opportunity to ask questions. We ask that you respect us and our safety and the safety of our clients by being patient...we promise to give everyone the time they need as it becomes their turn. I am flabbergasted that we have had any issues. Nobody likes waiting not even me, but I can understand when there is a logical reason.
